Presenting the Offer
Writing an offer and presenting an offer are very different. My job for you is to explain to the Seller why we have tailored our offer the way we did and use compelling presentations to prevent the Seller form rejecting or countering our offer.
I will have a conversation with the listing agent prior to writing the Purchase and Sale Agreement. I will ask the listing agent about the Seller’s timelines such a closing dates, counter/acceptance ability, Seller motivation, etc.
I will help you prepare an offer that the Seller can sign with as little reason to counter as possible.
I will ask to present the offer to the agent and the Seller as soon as possible.
I will promote you and your interests to the Seller.
I will emphasize the strong points of the offer. I will focus on terms the listing agent said were important to the Seller and how the Buyer has been accommodating. I will also focus on your strong points, such as pre-approval and down payment. In areas where we could not accommodate the Seller’s terms, I will give a compelling explanation.
Getting the Offer Accepted
Communication with the Listing Agent is critical to the success of the transaction. I will find out if there are any competing offers the Seller may be entertaining. The more prepared we are, the better prepared we are to write the offer and best represent you in getting the offer accepted.
Multiple Offers
In multiple offer situations, I will disclose to you the circumstances and educate you about the multiple offer process. I will discuss the possibility of including an Escalation Clause in the Purchase and Sale Agreement. Communication with the listing agent is crucial. I will ask what the competing offers are to help you tailor a winning offer.
Escalation Clause
Knowing the Escalation Clause, how to use the Escalation Clause and how to present the Escalation Clause could possibly help you secure the property. In essence, the Escalation Clause lets the Seller know the Buyer is willing to buy the property at a higher price than the next competing offer, not to exceed a specific purchase amount.
Counter Offers
Counter offers are very common. If we do receive a counter offer, I will communicate with the listing agent to find out what terms are most important to the Seller in order to better prepare you on how to respond to the counter offer.
